What does a custom plan include when you order?
Cover Page
A comprehensive title sheet that summarizes the project, providing a professional introduction to the design with key home specifications.
Floor Plans
A detailed overhead view illustrating the interior layout, wall placements, room dimensions, and the overall flow of the living space.
Elevations
Detailed exterior views from all sides (front, rear, and sides) that showcase the architectural style, roof lines, and exterior finishing details.
Roof Plan
An architectural diagram showing the roof layout, including ridges, valleys, and slopes, which is essential for accurate framing and material estimation.
Section Cuts
Vertical “slices” through the home that reveal interior structural details, wall assemblies, ceiling heights, and floor-to-floor transitions.
Window & Door Schedule
A master list detailing every window and door in the design, including specific dimensions, types, and quantities to assist with ordering and installation.

Regional Load Requirements (Wind, Snow, Seismic): Because every building site has unique soil, climate, and elevation conditions, your local builder or engineer will finalize these specific load calculations to ensure your home is perfectly suited to your site.

All our plans are available as digital downloads only. Once you make your selection, your files will be delivered instantly via email as a PDF, accessible to you around the clock.

Return Policy
Please be aware that all purchases of our barndominium house plans are considered final. Due to the nature of digital products, we cannot offer exchanges or refunds. We kindly ask that you review your selected plan carefully to ensure it aligns with your vision and needs before finalizing your purchase.
Modification Process If you choose to customize your plan, please note that these orders are also final. We are committed to ensuring you are happy with your design, and our collaborative modification process works as follows:
Initial Draft Review: After your order is placed, our team will submit an initial floor plan draft for your review.
Clarifying Adjustments: We include “clarifying changes” at no additional cost. This covers minor adjustments such as changing a door swing or rearranging kitchen appliances.
Major Modifications: Structural changes—such as adding a bedroom, an additional story, or altering the foundation type—will incur an additional fee. (Note: 99% of our clients complete their projects without needing to pay these extra fees.)
Elevation Approval: Once you are satisfied with the floor plan, we will send over the floor plans and elevations. We follow the same review process here; once you provide your final approval, we proceed to complete your finished plan set.
